Property Management Only Service for Landlords

 

 

Many people choose property to receive a regular income or as a long term investment but managing property can also be a full time job; which can be time consuming and a burden when Landlords have another job or other duties to meet.

 

Managing a property involves keeping up to date with rental accommodation legislation; making sure the property meets legal requirements; organising and staying on top of paperwork and making arrangements for: rent collection, council tax, insurance, distribution & collection of keys, inventories, maintenance and safety checks all of which can be taken care of by Finer Properties.

Our Service to You

 

 

  • We specialise in managing properties in the South Manchester area.

 

 

  • We like to develop a long term partnership with our Landlords by providing them with a management service tailored to their needs and doing our best to protect their property and encouraging long term success between both parties.

 

 

  • Our aim is to relieve Landlords of the added responsibility of managing a property which can often be time consuming.

 

 

  • Through us Landlords can receive a regular income.

 

 

Our Property Management Only Service provides:-

 

 

  • We advise and can help Landlords in making sure their property meets legal requirements for rental accommodation.

 

  • We prepare inventories to check the contents and condition of the property, before and after a letting, which is checked and signed for by the Managing Agent/Landlord and Tenant. Meter readings are also involved in this check.

 

  • We provide an emergency number for Tenants 7 days a week, 24 hours a day (including national and bank holidays). So Tenants can contact us at any time if there is a problem.

 

  • Throughout the Tenancy period, we hold regular routine inspections at the property to check its condition. If required, we can arrange for our Property Development team to address any need for repairs or maintenance. So the property always remains in good condition.

 

  • Rent collected is transferred to the Landlords bank account every month.

 

  • After a letting is completed we can arrange for any repairs or replacements, cleaning or garden maintenance.

 

  • Furthermore we can make sure the property is up to date with the various property safety certificates.

 

 

Our Fees

 There is no Management set up fee
 
The Management Charge is 9% deducted from monthly rental income for the duration of the tenancy period.
 
(Percentages may be negotiated for Landlords with more than one property being managed.)
