Landlord Let Only Process

 

 

 

Searching for a property

 

 

  • A prospective tenant will search for a property to rent on the Finer Properties website or will search for a property through a property portal which Finer Properties has advertised with online.

 

  • Alternatively, clients can register on the Finer Properties website and be sent emails of newly available properties that match their criteria.

 

  • Or they can fill in an Enquiry form so that an agent can find available properties that match their requirements.

 

 

Found a property

 

 

§         Once a prospective Tenant or Letting agent has found a potential property, the agent will arrange a time with the client and Landlord to meet at the chosen property or meet at the Finer Properties office where the Letting agent will then take the client to view the property.

 

§         If the client is satisfied with the property and would like to have it. Then the Letting agent and client will return to the office, where the agent will go through the relevant paperwork with the client.

 

 

Holding and Securing a property

 

 

  • A tenant will be asked to read and understand our Lettings Terms and Conditions before filling in an Application form which includes providing two References and a UK based Guarantor. A Credit check may also be run on the prospective tenant to check their credit history.

 

§         Tenants are required to pay a holding deposit, deposit, agency fee, set up a standing order and sign an Assured Shorthold Tenancy Agreement. A Tenancy Agreement is a shared and binding agreement, which states the responsibilities of both Landlord and Tenant during the tenancy. This is to be read and understood before signing. The duration of the tenancy can be for a minimum of 6 months but is usually for a period of 12 months.

 

 

 

Before, During & After the Tenancy

 

 

  • The Landlord must have pre-prepared and go through an inventory at the property with the Tenant to check the condition and contents contained within the property. This initial inventory can take place either before or on the day the Tenant moves into the property, this should be checked and signed for by Tenant and Landlord. A final inspection will also take place at the end of the tenancy.

 

  • Once all the various checks have gone through, the relevant paperwork has  been signed and all funds are paid for, then the keys can be released to the Tenant and signed for.

 

  • Upon moving into the property, it is then up to the Tenant to set up a phone line, internet, tax etc and to terminate them at the end of the letting and redirect their mail.

 

  • Throughout the tenancy the Landlord manages the property and will be responsible for: - monthly rent collection, regular inspections, arranging for maintenance, tenant enquiries & problems, providing a 24 hour emergency number for tenants etc.
