Our Full Let & Management Service provides:-

 

  • A free valuation for your property.

 

  • We can check property compliance to legislation and if appropriate arrange for safety checks.

 

  • We can advise and provide practical help in improving and making your property more attractive to potential Tenants.

 

  • Digital photographs are taken and a detailed description given of your property; listing the distinctive qualities your property has to offer.

 

  • We use Target Marketing and Advertising through our website, affiliated websites, our shop window, Letting boards and flyers to give your property maximum exposure.

 

  • We have access to a database full of Tenants who are eager to find the right property.

 

  • We arrange and conduct viewings.

 

  • We provide you with client feedback from viewings with prospective Tenants.

 

  • We provide vetted Tenants for your property that are fully referenced by a former Landlord and employer, provide a guarantor and may under go a credit check.

 

  • We Prepare and arrange for the signing of the Tenancy Agreement. All properties for letting are let under an Assured Short hold Tenancy Agreement which every Tenant and Landlord is held accountable to.

 

  • We can register the deposit with the Deposit Protection Service (DPS).

 

  • We prepare and conduct inventories to check the contents and condition of the property, before and after the letting. Initial and Final Inventories are checked and signed for by the Letting agent/Landlord and Tenant present at the property during inspections. (Meter readings are also included in this check).

 

  • Throughout the tenancy period, we hold regular routine inspections at the property to check its contents and condition and to address any need for repairs or maintenance. This means the property always maintains a high standard of condition.

 

  • We offer an emergency helpline for Tenants seven days a week, 24 hours a day (including national and bank holidays). So that Tenants can contact us at any time if there is a problem.

 

  • After a letting is completed we can arrange for any required repairs, cleaning or garden maintenance. Furthermore we can make sure the property meets legal requirements by arranging various checks for gas safety, electrical safety etc.

 

  • Rent collected is transferred to your bank account every month.

 

 

Our Fees

 On a No Let-No Fee Basis.
 
The Let Only Service Charge for Landlords is the equivalent of Two Weeks Rent 
(To be paid as a one off set up fee at the start of the new tenancy period)
 
 
There is no Management set up fee
 
The Management Charge is 9% deducted from monthly rental income for the duration of the tenancy period.
 
(Percentages may be negotiated for Landlords with more than one property being managed.)
