• Our website is updated daily, so you can view the newest available properties online.

• We take digital photos of the property and describe the properties detailing their qualities.

• We have regular inspections of the property before, during and after a tenancy, to check the condition of the property, with our Property Development team on hand to address any need for repairs or maintenance; always keeping the property in good condition.

• We accept payments by credit or debit card either in person or over the phone and we have our own card payment facility; with a record of payment.

Information for Prospective Tenants

• Prospective tenants will be required to have to have a credit check, references from a previous landlord and employer and you will need a UK based guarantor. 

• An initial payment equal to £100.00 per bedroom is required as a Holding Deposit on the property, this will reserve the property for a period of seven days and will form part of the total deposit on the property payable by cash or credit/debit card, the Holding Deposit is not refundable.  NOTE: Deposits may vary according to the Landlords decision.

• To secure your chosen property you will be required to pay a Deposit, equivalent to One Months Rent, payable by cash or debit/credit card, which will be held under a Protected Deposit Scheme. We are registered with the Deposit Protection Service. See  www.depositprotection.com

• You will be responsible for the cost of preparing the Tenancy Agreement and other administration costs, this is known as an Agency fee and is equivalent to £75, the Agency Fee is not refundable.

• An Assured Short hold Tenancy Agreement is to be read, understood and signed for. Its duration is for a minimum of 6 months, and is usually for 12 months. Although a tenancy can be negotiated for a longer period, upon your request and with the Landlords’ permission.

• Once references are cleared and all fees have been paid, the keys can then be distributed to the tenants.

• All new tenants are expected to pay monthly rental payments by direct debit.

• Tenants are responsible for the set up, payments and termination of all utilities: - Council Tax, Electricity, Gas, Water and TV License.
